Speculative homes are new houses we build without a buyer signed up in advance, which makes them a good fit if you want a brand new home but would rather not take on the planning and building yourself. Each one gets the same care and attention we put into every home we build, so you know the work behind it was done properly.
We've been building homes in Richmond and around the Lower Mainland since 2004, and every spec home we put up is built by the same people who work on the homes our clients hire us to build.

Our founder began his career as a realtor before moving into the trades and starting our company in 2004. That time on the sales side shapes how we plan a spec home, because we think about who will be walking through it and what they'll be looking for before the first wall goes up.

How We Plan a Spec Home
Every spec home starts with research into what buyers are looking for, from how many bedrooms they need to how they want the main floor laid out. We use that to plan a home with broad appeal that still feels thought through room by room, rather than built from a generic floor plan.
From there, the build runs the same way as our custom homes, with the same crew staying on the house from framing through to finishing. The layout, materials and finishing get the same attention whether the home is for a family we've met or for whoever ends up buying it.
