Speculative homes are new houses we build without a buyer signed up in advance, which makes them a good fit if you want a brand new home but would rather not take on the planning and building yourself. Each one gets the same care and attention we put into every home we build, so you know the work behind it was done properly.
We've been building homes in Richmond and around the Lower Mainland since 2004, and every spec home we put up is built by the same people who work on the homes our clients hire us to build.

Why Buyers Choose a Newly Built Home
Buyers choose a newly built home because they can walk through the finished house before they commit, the price is set up front, and there's no year-long wait for design and construction. You're buying a house nobody has lived in, and you can usually get the keys much sooner than you could with a home built from scratch.
The trade-off is that the layout and finishes are already chosen, although we plan them around what buyers in this area look for, so most people find the house works for them without changes. If you already have land and want every room planned around your family, designing your own home with us may be the better route, and we're happy to talk through both options with you.

Buying a Brand New Home With Warranty Coverage
Every spec home we sell is brand new and comes with a new home warranty, which gives you protection after you move in that you won't get when you buy a resale house. With an older house, the roof, wiring and plumbing are whatever age the previous owners left them, and any problems that show up are yours to fix.
A new home is also built to current energy and building codes, so it's better insulated and cheaper to heat than most houses built a few decades ago. If you're comparing an older house and planning a full home renovation afterward, a finished spec home can save you that second project and the time it takes.

How We Plan a Spec Home
Every spec home starts with research into what buyers are looking for, from how many bedrooms they need to how they want the main floor laid out. We use that to plan a home with broad appeal that still feels thought through room by room, rather than built from a generic floor plan.
From there, the build runs the same way as our custom homes, with the same crew staying on the house from framing through to finishing. The layout, materials and finishing get the same attention whether the home is for a family we've met or for whoever ends up buying it.
