We build new custom homes for people who want something better than what's already on the market. Some of our clients come to us with architectural drawings ready to go, while others are still working out how many bedrooms they need and where the kitchen should sit. We can start at either point, and either way you end up with a home laid out around how your family actually lives.

Designing a Custom Home Around Your Lot
The shape of your lot decides more about a custom home than most people expect, so we look at it closely before any plans are finalized. Much of Richmond sits in a flood plain, which means the city sets minimum floor elevations for new homes, and that affects everything from how many steps lead up to your front door to how the garage and driveway work. Setbacks, lot width and where the neighbouring houses sit all shape how much room you have to work with and where the windows should go for light and privacy.
If you already have drawings, we'll go through them with you and point out anything that could cause trouble on site or add cost later in the build. If you're starting from a blank page, we help you work out the rooms and layout you want first, so the design that follows is built around how your family uses the house.

Rebuilding Your Home From the Ground Up
A lot of the homes we build go up on land the owner already has, where an older house is sitting on a property that could hold something much better. A ground-up rebuild lets you keep your address, your school catchment and the neighbours you know while moving into a house with modern insulation, wiring and plumbing and a floor plan that fits how you live now. We plan the build from the start around replacing the existing house, so the timing of each stage is worked out before any work begins on site.
Not every older house needs to be replaced, and if the structure is sound and the layout is close to what you want, a full home renovation may be the better fit. We'll tell you which route makes more sense once we've walked the property together, and if you'd rather move into something new without going through a build, you can look at our spec homes.

What Building With Us Looks Like
Most people come to us with a piece of land or a set of plans, and a long list of questions. We start by walking through what you want the home to do, then work through layout, materials and budget before anything gets built. You deal with Doug directly rather than being passed between account managers.
Once we break ground you get the same crew from framing through to finishing, and you always know what stage your build is at and what is coming next. When the home is finished, we are still the people who built it, which is why so many of our clients come back to us for their next project.
Building in the Neighbourhoods We Know
We've been building homes in Richmond since 2004, and we work across its established neighbourhoods, including Steveston, Seafair, Terra Nova and Broadmoor. Many streets here still have homes that were built decades ago, and building new lets you stay on the street you already love with a house that fits the way your family lives now.
